Retrospective or Historic Values

 

I can provide current values or values as of a prior date.  Retrospective values are frequently needed for estates following someone’s passing. - commonly known as “date of death” value.

Even if an estate is below the De Minimus level for tax purposes, the value of the property as of the date of inheritance is typically needed in order establish a “basis” for accounting and tax purposes.  When the property is eventually sold, the gain (or loss) can only be determined if the inheritor’s basis is known.   

If uncertain whether or not you need an appraisal for estate purposes, I recommend that you ask your accountant or tax attorney.  Appraisals requested many years after the date of death are much more difficult to compile and cost substantially more than having it done as close to the date of death as possible.
